® Amenity Fees

The Big Canoe® Community sells no outside memberships. The only way to become a member is to become a property owner.

At Big Canoe®, if you don't use the amenities, you don't pay for them. You can either purchase a membership for one or several of the amenities or purchase a day pass.

Introduction
Membership in the amenities will be offered in five categories: Golf, Tennis, Fitness, Swim, and Fishing. You may join one, two, three, four, or all five of the amenities.

Fee Schedule
Amenity fees, along with charges for additional services that you have used, will be billed to your POA account on a monthly basis. Once you join, your account will be charged the appropriate monthly fees unless you “resign” from the amenity(s) you have joined. Joining an amenity creates a twelve-month obligation to pay the monthly fees and the membership cannot be canceled until after the first anniversary. As a special incentive, when you join at least golf, tennis and fitness at one time you become a “Medallion Member” and receive a 10% discount off the total fees (swim and fishing may also be included for the discount).  Joining an amenity or continuing an existing membership creates a twelve-month obligation to pay the monthly fees. or attend college on a full-time basis

REINSTATEMENT FEES
Reinstatement fees apply to Property Owners who have been previous amenity members and choose to drop their membership. Please review the Membership Policies document, as there are many property owners who
are exempt from paying the reinstatement fee(s). Reinstatement fees may be paid by cash, check or one-time POA lot charge, and are not subject to sales tax.

INITIATION FEES
Each amenity requires payment of an initiation fee to join. This is additional to monthly fees.

Only homeowners in Big Canoe® pay an initiation fee to join an amenity. Lot owners can join an amenity, but are exempt from paying an initiation fee.

New or resale home owners are exempt from paying initiation fees if they join an amenity within 90 days of closing on their property, or, if their primary residence is more than 35 air miles (“as the crow flies”) from the gate of Big Canoe®.

The initiation fees are listed in the table below. When applicable, these non-refundable fees are due in full upon joining an amenity.

* Four (4) 1 Day free guest passes per year (guest pass tracked by tennis)
* Discounts on private and group lessons, USTA Tournaments & Special events
* Use of demo rackets
* Pro shop discounts of 20% off merchandise in the Tennis Pro Shop (except stringing)

Fitness
* Four (4) 1 Day guest passes per year (guest pass to be tracked by fitness)
* Complimentary equipment orientation
* 10% off the guest rate
* Use of racquetball and squash racquets rentals
* In addition, members can enjoy a 20% discount on clothing purchases

Swim
* Free access to beach-front lake
* Certified Lifeguards on duty
* Free use of paddle boats and canoes
* Free access to rock-slide
* Access to snack bar and shaded picnic tables
* Wade-in access to children’s pool section
* Eligible to purchase Annual Guest Swim Pass ( to be used by non-residents only) - unlimited visits for up to four (4) people daily and Annual Guest Swim Plus Pass (to be used by non-residents only) unlimited visits for up to eight (8) people daily.

Fishing
* Easy access to two (2) lakes containing Catfish, Bass, Brim, Crappie
* Lake Petit is stocked with rainbow trout from October-April

FREQUENTLY ASKED QUESTIONS
Answers to some of the most frequently asked questions are outlined below.

Q. Am I allowed to give or transfer my membership to someone else – such as the new owner of my home?
A. No. Membership at Big Canoe® is non-transferable.
Q. We go away for the winter each year; do we have to pay dues while we are gone?
A. Yes, once you are a member, you must pay dues monthly, no matter how long you are gone or how
frequently you use the amenities.
Q. How often may I change my membership status? (Status= Single, Couple, Family)
A. A member may upgrade their specific amenity membership to become couple or family at any time.
Once you upgrade a membership, you cannot cancel or downgrade for twelve months. A downgrade of
the amenity membership may only occur after the twelve month anniversary and only twice within the
life of the membership. Any conversion must be done in writing, before the 15th of the month, to be
effective for that month.
Q. May I pay the reinstatement and/or membership fees with my credit card?
A. No. Check, cash, or Property Owner billing maybe used to make payments.
Q. I have more than one lot in Big Canoe®. May I transfer my membership rights to anyone else?
A. No. Membership privileges are for Property Owners only.
Q. I have long-term renters in my Big Canoe® home. Do we both have the right to become amenity
members?
A. No. Both may not have the right to become amenity members. However a property owner may
relinquish his rights of membership, in writing allowing his renter to join amenities.
Q. Can my grandchildren be on my membership?
A. No. Only dependents under the age of 25 residing in the same household can be part of the
memberships.
Q. Can we pay the membership fees all at once, instead of monthly?
A. Yes.
Q. If a sign up on or after the 15 of the month, how am I billed?
A. Memberships are issued at the beginning of the month and cancellations are made at the end of the
month. If a property owner signs up on or after the 15th of the month, the staff will ask if they would like
to start the current month or the upcoming month.
Q. If I sell my home, am I responsible for paying the membership dues for the remainder of the calendar
year?
A. No. You are no longer subject to the annual obligation.
